I put this page together to show you some of the things I have done – especially starting out – to prove to you that I do what I say. Many people tell you of what they claim to have done, I want to show you.
ATTENTION: The following contains actual pictures and checks.
I got started in real estate investing pretty much like everyone else, out of a pure desire to start fulfilling my dreams and having the kind of money that would allow me to do and have the things I wanted in my life.
I started in 1990 at the age of 26. I was attending college at the time (went to college late) and had previously purchased my first home a year earlier near the University and had two friends of mine renting rooms from me that paid 2/3 of my mortgage payment (I thought that was a pretty cool thing). I sold the house a few years later for a nice profit.
Well, at this time I had been seeing the infomercials for how to make money in real estate. At the time, Dave Del Dotto was the big guru. Like many, I had seen his infomercial for a couple of years, but always put off ordering it. So after trying other money making programs (and being disappointed), I finally decided to order the program and give real estate investing a go. And go, I did!
Within about 30 days, I had put my first deal together and was already working on my second. Not one to do things small, my first deal was on 2 properties together from one seller. They had been redone and the seller was moving out of the area. I structured a deal that put me into the properties with no money down, and I pulled $2,500 out at closing. These properties combined generated a net cash flow of about $500 a month.
Just a few weeks later I closed on my second deal, this time on 4 properties at once. Same scenario, structured a no money down deal and this time I pulled out $15,000 at closing. That’s right, I structured a deal in which I got a check for $15,000 when I bought the properties. These 4 properties combined were netting me about $1,500 a month cash flow.
Within my first 2 months in the business, I had purchased 6 properties with no money down, pulled out $17,500, and had a positive net cash flow of over $2,000 a month. Not too bad, especially considering that I started out in a small town, not some major metropolitan area. Needless to say, I was jazzed and on a roll.
I continued in this fashion of buying properties, increasing my monthly cash flow, and pulling cash out at closing, as well as flipping properties and doing rehabs. In my first 18 months in the business I created a positive cash flow for myself that was in the six-figure range, and I had built up a six-figure bank account as well. My original goal was to build up an income for myself, and I succeeded.
Here’s an example of deposits I was making…even in the early years.
I began branching out into other areas of real estate as well as into different areas of the country working with other investors. I got heavily into foreclosures and focused my attention on them for a number of years, plus I have worked with bank-owned property, tax sales, etc. (I like variety).
When I got started, I didn’t necessarily have anyone to show me the ropes or give me direction, or motivate me. Yes, I did well, but I was very driven and fortunately I had the right mindset (which many people don’t). I was also fortunate in that I had people who did sort of guide in the right direction as far as what to learn and how to train myself for success.
When I started investing in real estate, an interesting thing happened. I thought that with all of the money that I was making, and with it seeming so easy, that all of my friends and family would jump into the business with me. WRONG! To my surprise, they were all apprehensive and gave me every excuse under the sun as to why “they” couldn’t do it. It amazed me. Many of these people had more to start with (skill wise) than I did. Yet, they were letting their own limited thinking stop them from even attempting to try.
All of this intrigued – and aggravated – me. I became interested in learning why people would limit themselves by their own thoughts and beliefs. I could see how they could succeed (because I was doing it), but they couldn’t. So I began searching out information on why people did this, and what made the difference between people who succeeded, and those who did not.
PRESENT DAY: Check out the images below for some recent houses and checks.
During my search I read countless books, attended workshops, and studied personal development and success technologies. Then I stumbled upon a technology that magnificently answered my questions. Not only that, it also provided extraordinary tools for making the changes that were essential for success. That technology was NLP (Neuro Linguistic Programming). Founded in the mid-’70’s by Richard Bandler and John Grinder, and made popular by late night infomercial king Anthony Robbins, NLP gets right to the heart of a person’s behavior and makes fast and dramatic change. I studied it religiously and have attended extensive trainings reach top levels of certification. NLP answered my questions about why people sabotage their own success, and how to help them change it.
Over the years my passion for success and in helping others to achieve it as well, has led to me coaching individuals towards their own success. These days I divide my time between real estate investing, coaching individuals, and training and speaking for some businesses occasionally. I also have several other businesses that I am involved with as well. If I had to choose one, I would say that helping others to achieve success would have to be my favorite. There’s nothing like teaching someone else how to succeed and seeing the excitement and satisfaction that they get out of it.
As you can see, I am very much for real. I know this business and how to make serious money fast in it. And I can show you how to do it too.
If you are serious about wanting a better life – one filled with happiness, less stress, and most of all . . . more money! If you are determined that this is the kind of life-style that you want and deserve, and are committed to achieving it. Then I want to be your coach.
